Should I waive conditions to win a bidding war?

Waiving conditions can make an offer more competitive in a bidding war, but it removes your ability to walk away if financing falls through or a home inspection, typically $400 to $600, finds a problem, so it should be reserved for offers where that diligence is already done and a Law Society lawyer has reviewed the terms.

The financing condition is the riskiest one to waive without a firm, underwritten pre-approval in hand, since a conditional pre-approval can still fall apart at final approval, leaving a buyer without financing and without recourse on a deposit already submitted.

The inspection condition is safer to waive only if a pre-offer inspection has already been done on that specific property, not a general one done on a different house, since Saskatoon's older housing stock in particular can hide costly issues behind a fresh coat of paint.
