Should I use the builder's agent or hire my own for a Montgomery Place new build?

Hire your own agent, not the builder's. In Montgomery Place, where original lots built for returning Second World War veterans are noticeably larger than the city average, that lot size is exactly what is drawing infill new builds, and the builder's on-site agent works for the builder's number, not for you negotiating against it.

A builder's representative has a legal duty to get the best deal for the builder, the same as a listing agent representing a seller. Your own agent has that same duty to you, reviewing the purchase agreement, the specifications and any upgrade allowances before you commit a deposit, and checking any infill permit the City of Saskatoon has on file for how the larger Montgomery Place lot is being valued in the price.

In 2026, because these are larger, older lots rather than a standard subdivision, comparable sales are harder to find, which is exactly the situation where an independent second opinion on price matters most. A builder's agent has no reason to point that out to you.
