Should I still get an inspection on a brand-new house?

Yes. A City of Saskatoon occupancy permit means the build met code at sign-off, not that every system was installed well, and a builder warranty does not cover everything an inspector will catch. A new-construction inspection still runs $400 to $600 and is worth budgeting for.

Priority items on a new build are exterior grading and drainage away from the foundation, the quality of the furnace and hot water system installation, and whether interior finishes like drywall and flooring were rushed to meet a closing date. A new home with a poor foundation pour is a worse buy than an older home with a documented, well-maintained one.

Ask specifically whether the inspector confirmed the City of Saskatoon's final inspection sign-off on file, since a new build without one can carry unresolved deficiencies from the builder that only surface later.
