Without your own agent, the listing agent still represents the seller, and the Saskatchewan Real Estate Commission requires that agent to disclose who they represent, but disclosure is not the same as advocacy. You would be negotiating price, condition items and possession dates against a professional whose duty runs the other way.
The one scenario where going unrepresented can genuinely change your cost is a private sale with no listing brokerage involved at all, where there is no cooperating compensation structure to begin with, and even then a lawyer's review at $800 to $1,500 in legal fees becomes more important, not less.
