The financial logic favours selling first when you are crossing borders specifically, since a lender assessing your income and assets abroad may not credit unrealized Canadian home equity the same way a Canadian lender would, and a completed sale converts that equity into a number they can use.
The tradeoff is timing pressure. If your Saskatoon home has not sold by the time you need to be in the new state, you may need temporary housing there, so build in a buffer of 2 to 4 weeks between your target possession date here and your move date there.
A lawyer handling the Saskatoon side under a power of attorney means the sale can still close even after you have already left. Get your hand-reviewed valuation from Joel Dyck.
