The decision should still start with your own timeline, not the market headline. A retirement, a health need or an estate that is forcing a move on a schedule under six months matters more than whether prices rise another point or two before you list.
Supply is part of the picture too. With months of supply sitting near 1.63, a well-priced, well-presented home is not sitting on the market waiting for a buyer, which is different from a market where sellers can afford to wait out a slow month.
