Should I sell my home without a real estate agent to save the commission?

Selling without an agent in Saskatoon saves the listing commission but shifts pricing, marketing, showings, negotiation and paperwork onto you, and a mispriced for-sale-by-owner listing often nets less than the commission it was meant to save. Commission in Saskatchewan is negotiable and, per the Saskatchewan Real Estate Commission, must be agreed in writing between an agent and seller.

The risk is not effort, it is exposure. A For Sale By Owner seller still needs a lawyer to close, since every Saskatchewan transaction moves through one at a typical cost of $800 to $1,500, and still faces the same home inspection and financing conditions a buyer's agent would otherwise help negotiate through on your behalf.

Pricing is where most of the savings disappear. Without access to Saskatchewan REALTORS Association sold data and comparable adjustments, a self-priced home commonly lists too high and sits, or too low and leaves money on the table, either of which can cost more than the commission it avoided.

The math only works in your favour if the price is right from day one, which is exactly what a hand-reviewed valuation is for. Get your hand-reviewed valuation from Joel Dyck.
