Should I renovate before selling to get more money?

Usually not the big projects. Cosmetic work like fresh paint, decluttering and curb appeal returns more than it costs in Saskatoon's current market, while a full kitchen or bathroom renovation rarely pays back its full price at sale unless the home has a structural problem holding it back.

The Saskatchewan REALTORS Association puts the August 2026 Saskatoon benchmark home price at $444,700, and presentation moves a specific home above or below that benchmark far more reliably than a major renovation does. With supply at 1.63 months, buyers are comparing several homes at once, so a clean, decluttered house beats a cluttered one even when the cluttered one has the newer kitchen.

The renovations that already exist in your home matter more than any new project you could add before listing. A finished basement, an updated bathroom or a new furnace adds real value, but only if a buyer's agent and appraiser actually see it, and public records and online estimates routinely miss work that was never permitted.
