Should I renovate an inherited Greystone Heights home before selling it?

Generally no. Greystone Heights was built largely since the 2000s per City of Saskatoon records, so an inherited home there is unlikely to need the structural work an older Saskatoon character home might, and spending estate funds on renovation rarely returns its full cost when buyers already expect a home this age to be in solid shape.

The estate's money is better spent confirming condition than changing it. A $400 to $600 home inspection will identify anything that genuinely needs attention, and in a neighbourhood this age that is usually nothing more than routine maintenance rather than a system at the end of its service life.

If something cosmetic is holding the home back, worn carpet, dated paint, a light fixture, that is a low cost fix worth making. A full kitchen or bathroom renovation is a different decision entirely, and on an estate timeline it rarely makes sense to fund one on the chance it pays back at closing.

An executor's obligation is to price the home honestly, not to guess at upgrades. Joel Dyck's hand-reviewed valuation confirms the home's real condition against comparable Greystone Heights sales, so the estate spends only where it will actually move the number.
