Should I price my home high and negotiate down?

No. Pricing high and expecting to negotiate down usually backfires, because the Saskatchewan REALTORS Association's benchmark of $444,700 is exactly what serious buyers and their agents check first, and a home priced well above it gets filtered out of searches before anyone walks through the door.

A home that sits overpriced signals to buyers that the seller is not being realistic, and even buyers who could afford the price tend to assume something is wrong with a listing that has stalled, which then makes any eventual offer come in lower than it would have at a fair starting price.

Accurate pricing does the opposite. It attracts the right buyers immediately, generates competing interest while the listing is fresh, and lets negotiation happen around genuine value rather than around walking a number back down from an inflated starting point.
