Fall's advantage is focus. Buyers still searching after the summer rush tend to be closer to a decision, and a well-presented home can stand out more clearly against a thinner set of active listings.
Neither season fixes a pricing problem, and neither season is wasted if the home is ready and priced to the data when it goes live.
