Should I just use the agent my lender or my lawyer recommends?

A referral from your lender or lawyer can be a fine starting point, but it should not be the only realtor you consider, since the Saskatchewan Real Estate Commission's licensing rules mean the referring party has no legal obligation to send you their best match, only a licensed one.

Ask why the referral was made. Some lender and lawyer referrals are reciprocal business relationships, which is not improper, but it means the recommendation is not necessarily based on who negotiates hardest for you or who knows your specific neighbourhood best.

Interview a couple of other realtors before committing, comparing at least 2 to 3 comparable sales each one shows you for your street. A short conversation about how they would price and market your specific home tells you more than a referral alone.
