There is also a conflict to think through. An agent who has represented sellers and buyers in the same building across several deals since 2024 may have relationships or pricing patterns from those past sales that do not automatically work in your favour, especially if they are marketing another unit at the same time.
What you actually want is proof of results on comparable units, whoever the agent is: recent closed prices, how condition and view affected them, and how negotiations actually played out. Any licensed Saskatchewan Real Estate Commission agent can pull that same sales history.
