Should I hire a Saskatoon agent whose listings are mostly in a different price band than mine?

Be cautious. An agent whose recent sales cluster well above or below your home's price point may be pricing and marketing to a buyer pool that does not match yours, and the Saskatchewan Real Estate Commission's licence does not require experience in any specific price band.

Pricing strategy, staging advice and marketing channels all shift by price point, since a buyer looking at a starter home and a buyer looking at an executive property respond to different photography, different listing copy and different showing schedules entirely.

Ask directly for recently sold comparables within roughly 20 percent of your home's expected price, not the agent's overall sales record, since that narrower sample tells you whether they know your specific buyer pool.
