Should I hire a Saskatoon agent whose business is mostly new development and sponsor units?

There is no such thing as a sponsor unit in Saskatchewan real estate, since that term describes a specific American condo-conversion structure with no equivalent here. What actually matters is whether an agent whose business leans heavily toward new construction and builder inventory still represents a resale seller's interests as well as a builder's.

An agent who spends most of their time walking buyers through builder show homes develops a different skill set than one who spends it pricing resale homes against comparable sales. That is not disqualifying, but ask specifically how many resale listings, not new-build sales, they have closed in the last 12 months in your own neighbourhood, and check the Saskatchewan Real Estate Commission's register to confirm their current standing either way.

New-build-heavy agents can be genuinely useful if you are comparing your resale home against a builder's competing inventory in a growth area, since they will know that builder's pricing and incentives from the inside. The risk is an agent defaulting to builder-style pricing logic on a resale property that has its own history, condition and improvements to account for.
