A better middle ground than waiving entirely is a pre-offer inspection, arranged before you write the offer rather than as a condition afterward, an approach the Appraisal Institute of Canada and most local inspectors recommend, which lets you submit without an inspection condition while still having seen the mechanical systems firsthand.
If a pre-offer inspection is not possible on your timeline, shortening the condition period to a few business days rather than removing it entirely still gives you a legal exit if something serious turns up, while signalling to the seller that you are moving quickly.
Winning a bid on a home you have not had properly inspected can cost far more than what waiving the inspection saved you. Get your hand-reviewed valuation from Joel Dyck.
