Should I deliver my Buena Vista multi-family vacant or occupied?

Selling a Buena Vista multi-family occupied usually nets more than delivering it vacant, since a paying tenant under The Residential Tenancies Act, 2006 is income a buyer's lender can underwrite immediately, while an empty unit is only a promise of future rent an investor has to model rather than verify.

Buena Vista is a small, established neighbourhood of mostly character homes from the 1920s through the 1940s, so most multi-family listings here are a single-family house with a basement suite added at some point, and confirming that suite's permit status with the City of Saskatoon matters as much as its occupancy.

The exception is a buyer planning to live in one unit and rent the other, who generally needs vacant possession of at least their own unit rather than income from a full building, so marketing should target that specific buyer rather than the investor pool if that describes your likely purchaser.

Whichever way you list, the rent roll and lease documentation need to be accurate and current, since a lender reviews both closely on income property. Get your hand-reviewed valuation from Joel Dyck.
