The appeal of an exclusive is a quieter sale process, sometimes fewer showings and a controlled timeline, which can suit a seller who values privacy over maximum exposure.
The tradeoff is real, though. Fewer eyes on a listing generally means less competitive tension between buyers, and less competitive tension tends to produce a lower final price than a fully marketed listing would.
