A franchise directory does carry one honest advantage: everyone in it is accountable to a brokerage with defined policies, and the brand is at least a filter you understand. Its limit is equally obvious. It cannot show you a better suited agent at another firm, and the ordering within it typically reflects internal criteria rather than results for sellers like you.
Portal directories have the opposite profile. They cross brands but often sort by advertising spend or by referral agreements that pay the portal when you transact. Neither model measures what you care about, which is whether this person can price your house correctly and hold a deal together through the condition period.
In Saskatchewan the brokerage matters less than most sellers expect. Every listing on the board reaches every agent and every buyer regardless of brand, commission is negotiable and agreed in writing, and every transaction closes through a lawyer regulated by the Law Society of Saskatchewan at roughly $800 to $1,500. Choose on the reasoning behind the valuation, not on the directory that surfaced the name.
