Median price per square foot for Saskatoon is quoted around $495. Can I just multiply that by my square footage?

No. The Saskatchewan REALTORS Association does not publish a citywide price per square foot for Saskatoon, and a $495 figure circulating online is not a board number. Price per square foot is something you calculate after a sale closes, not a rate you multiply forward onto a different house to get its value.
