Is Westmount a good place to buy a multi-family or rental property?

Westmount can work for a multi-family purchase, but the answer depends on the property's zoning and permit status, not the neighbourhood name. The Saskatchewan REALTORS Association reports the Saskatoon benchmark at $444,700, and a legal conversion can carry real income only if the City of Saskatoon's records confirm the extra units were permitted.

A multi-family label on a listing does not mean the extra units are legal. The City of Saskatoon requires a building permit and an occupancy inspection for a secondary suite or a converted unit, covering egress windows, ceiling height and fire separation, and a lender will generally not count rental income from a unit that never went through that process.

Rental demand in an established, centrally located neighbourhood tends to be steadier than in a newer subdivision still filling in, since tenants are drawn by proximity to downtown employment and existing amenities rather than by construction that has not finished yet. That steadier demand supports occupancy, but it does not replace due diligence on the units themselves.
