Is Warman a good place to live?

Warman is its own municipality north of Saskatoon along Highway 11, not a Saskatoon neighbourhood, and it suits buyers who want newer construction and a smaller-town feel while staying a short highway drive from the city, separate from the Saskatchewan REALTORS Association's citywide benchmark of $444,700 which covers Saskatoon itself.

Because Warman sits outside Saskatoon's boundary, City of Saskatoon rules do not apply there. Warman has its own assessment, its own Board of Revision, and its own property tax and mill rate, distinct from anything inside the city.

Buyers choosing Warman are usually trading a highway commute for newer housing stock and lower entry pricing than a comparable Saskatoon suburb, a tradeoff worth running against real numbers before deciding.

Joel Dyck can walk you through whether Warman fits what you are looking for compared with a Saskatoon neighbourhood. Get your hand-reviewed valuation from Joel Dyck.
