Is Varsity View a realistic place to downsize into, or only out of?

Varsity View works both directions, though it leans harder as a place to sell out of than to downsize into, since its character homes sit close to the University of Saskatchewan and the Saskatchewan REALTORS Association's data shows a strong rental and investor market there that can outbid a downsizer on price.

The neighbourhood's appeal for someone leaving a larger family home is real: walkability, mature streets and proximity to Royal University Hospital, with the city benchmark near $444,700. But the same features draw investors buying to rent to students and staff, which pushes competition and price up for a smaller-footprint buyer.

A downsizer moving into Varsity View is more often buying a smaller character home or a condo conversion than a purpose-built bungalow, since the neighbourhood was not built with single-level, low-maintenance living as the original design goal.
