The Saskatchewan REALTORS Association does not publish a separate multi-family index for Saskatoon, so the closest read comes from the citywide figures: sales ran 446 in the most recent month, 6.6 percent above the 10-year average, with new listings up 12.3 percent year over year and the benchmark price up 2.8 percent.

Those citywide numbers describe the whole residential market, houses included, and a specific duplex or fourplex still needs its own analysis based on rent roll, vacancy and carrying costs rather than a market-wide direction.

Financing also moves independently of the citywide trend. Lenders typically require a larger down payment on an investment purchase than on an owner-occupied home, and documented rental history or a market rent appraisal before approving the mortgage.
