Families weigh proximity to schools and parks heavily, and Sutherland's grid of older streets is close enough to walk to local amenities without needing a car for every errand, which is closer to how the neighbourhood was originally built than a newer suburb designed entirely around driving.
The tradeoff is housing age. A Sutherland character home may need updated wiring, plumbing or a furnace sooner than a newer suburb would, and a family buying there should budget for a proper home inspection, typically $400 to $600, before assuming the character comes without maintenance costs attached.
Whether it fits your family depends on how much you value that older-neighbourhood walkability against the lower near-term maintenance of newer construction elsewhere in the city. Get your hand-reviewed valuation from Joel Dyck.
