The curb appeal argument is specific to this climate. A yard, driveway and exterior that were buried under snow for months become visible again in spring, so a house with strong outdoor bones photographs and shows better once the melt is complete than it did in February.
School-year timing pulls the same direction. Families relocating want to close before September, which pushes a large share of family buyers to shop within a 2 to 3 month window each spring, concentrating demand more than any other single factor.
