Suite legality is the first thing to verify. The City of Saskatoon requires a secondary suite to carry a permit before a lender will count its rent toward financing, and an unpermitted suite also cannot be properly insured, which is a cost that shows up later, not at closing.
Lease terms decide the second half of the picture. The Residential Tenancies Act, 2006 governs any tenancy you inherit, including how much notice is required if you plan to occupy a unit rather than continue renting it out, so read the existing lease before you assume you can move in on your own timeline.
