Is Montgomery Place a good place to buy a two-family home?

Montgomery Place can work for a two-family purchase if the second unit is legally permitted, and the neighbourhood's larger-than-average lots, built for returning Second World War veterans, give more flexibility for a compliant secondary suite than a tighter lot elsewhere. The Saskatchewan REALTORS Association's Saskatoon benchmark sits at $444,700.

That extra lot size is the reason to look closely at Montgomery Place specifically, but it does not substitute for confirming the second unit's permit status with the City of Saskatoon, since lot size is a real value driver a valuation has to account for. A large lot with an unpermitted basement conversion is still an unpermitted conversion.

Once legality is confirmed, get real rent documentation and have a lawyer review title at ISC before your conditions come off. A home inspection, typically $400 to $600, is worth doing on both units given the age of housing stock in this part of the city.
