Is Martensville a good neighbourhood for first-time home buyers?

Martensville is not a Saskatoon neighbourhood, it is its own city just north of Saskatoon with its own assessment and Board of Revision, so its price is not measured against Saskatoon at all. Whether it fits a first-time buyer depends on commute tolerance and how the price compares to a similar home inside city limits.

Saskatchewan REALTORS Association figures reported for Saskatoon, including the $444,700 benchmark, are the city's numbers and are not the basis for pricing a Martensville home, so a buyer weighing both markets needs each one priced on its own data, not a citywide figure applied where it does not belong.

The financing rules are identical wherever you buy in Saskatchewan. Minimum down payment is 5 percent on the first $500,000 and 10 percent above that, and anything under 20 percent down requires mortgage insurance through CMHC, Sagen or Canada Guaranty with PST on the premium at closing.
