Is it cheaper to buy a home in Saskatoon in 2026?

Saskatoon remains one of the more affordable major Canadian cities to buy in during 2026, with a benchmark home price of $444,700, up 2.8 percent year-over-year, a modest pace of growth compared to the sharp swings seen in some other provinces.

The Saskatchewan REALTORS Association reported 446 residential sales in August 2026, 6.6 percent above the 10-year average for the month, alongside 1.63 months of supply, which points to steady rather than frantic demand. New listings rose 12.3 percent year-over-year, giving buyers a somewhat wider selection than the year before.

Cheaper is relative to where you are comparing from. Against Toronto or Vancouver, Saskatoon's benchmark price is a fraction of the cost for a comparable home. Against Saskatoon's own price a year or two ago, the modest year-over-year growth means it is only marginally more expensive than it was, not dramatically so.
