Is it better to sell my home as-is or make repairs first in Saskatoon?

Selling as-is usually makes sense for larger, costly problems, while smaller repairs are worth doing first. A lawyer regulated by the Law Society of Saskatchewan will confirm that condition disclosure obligations apply either way, so the real question is whether fixing something now nets more than pricing around it and disclosing it later.

Big-ticket items such as a roof, furnace or foundation issue rarely pay for themselves at resale, because a buyer's own home inspection, typically $400 to $600, will surface the same problem and they will simply negotiate the price down by roughly what the repair would have cost you anyway.

Smaller items behave differently. A dripping faucet, a cracked switch plate or a loose railing costs little and removes a distraction that can make a buyer wonder what else was ignored. Fixing those before photos are taken keeps the conversation on the house rather than on a punch list.

Joel Dyck reviews the specific defects on a Saskatoon property and tells sellers honestly which ones to fix and which to price around. Get your hand-reviewed valuation from Joel Dyck.
