The buyer pool in fall tends to be more motivated than curious. Anyone still touring homes as the weather turns is usually working against a deadline, whether it is a lease ending, a job start date or a school year, rather than casually browsing the way a spring buyer sometimes is.
The tradeoff is fewer total showings than peak spring brings, so a fall listing needs a pre-listing $400 to $600 home inspection and correct pricing from week one rather than relying on volume of traffic to find the right buyer eventually.
