Is buying a 2-family home a good idea in Saskatoon?

A two-family home can be a good idea in Saskatoon if the numbers work, since rental income from the second unit helps offset the mortgage, but it is a different purchase than a single-family home and needs its own due diligence. Zoning, permits and the second unit’s real condition matter more than the extra income sounds like on paper.

The City of Saskatoon’s permitting records show whether a second unit is a legal secondary suite or an unpermitted conversion, and that distinction affects both financing and resale, since an unpermitted unit is treated very differently by a lender than a properly registered one.

A $400 to $600 home inspection on a two-family property should cover both units separately, since a landlord-occupied unit and a tenant-occupied unit often carry different wear, and the Saskatoon benchmark of $444,700 is only a starting reference point for a property type that prices on its income potential as much as its size.

Joel Dyck reviews both the property and the paperwork behind a second unit before a buyer counts on that income. Get your hand-reviewed valuation from Joel Dyck.
