Is Briarwood a good place to buy an investment property?

Briarwood can work as well as most Saskatoon neighbourhoods, because the Saskatchewan REALTORS Association tracks investment fundamentals citywide rather than by neighbourhood, and what actually decides a good investment is the specific building's financing, suite legality and rental history, not the street it sits on.

Financing is the first filter regardless of address. A property you will not live in needs 20 percent down, and lenders will only count rent from a signed lease, so run the real numbers on the specific unit before the neighbourhood label enters the decision at all.

Legality is the second filter. The City of Saskatoon requires a permit before a secondary suite's rental income counts toward financing, and the Residential Tenancies Act, 2006 governs any existing tenancy you would inherit, including notice periods if you plan to occupy the unit yourself.
