Is Briarwood a good place to buy a multi-family home?

Briarwood can work for a multi-family purchase if the property's zoning and permit history support it, since the label on a listing does not make a second unit legal. The Saskatchewan REALTORS Association's 446 recorded Saskatoon sales in August 2026 spanned a wide range of property types and prices, so a neighbourhood-wide answer means less than checking the specific address.

Confirm with the City of Saskatoon whether the property carries a permit for a secondary suite or a multi-unit conversion before you assume the current setup is compliant. A converted basement or garage suite with no permit on file will not count as legal rental income for financing purposes.

Newer suburbs still filling in can mean a smaller renter pool than an established central neighbourhood, since tenants are often drawn to areas closer to downtown employment or the university. That does not rule Briarwood out, it just means the vacancy risk profile is different, and worth modelling before you commit.
