Is a lower commission worth it when selling in Saskatoon?

Commission is negotiable in Saskatchewan and always has been, so the real question is what a lower rate buys and what it removes. The Saskatchewan Real Estate Commission requires the service agreement to spell out both. A discount that costs 2 percent on the sale price is not a saving.

Read the listing agreement for what is excluded rather than for the rate. Common gaps are professional photography, the amount offered to a cooperating brokerage, showing coverage, and whether a licensee or an unlicensed assistant handles negotiation. A reduced offering to buyer brokerages is the one that quietly costs you, because it thins the pool of agents actively bringing clients through.

Then measure the rate against the whole cost of selling. Seller closing costs in Saskatchewan usually land at 4 to 6 percent all in, including commission, legal fees of $800 to $1,500 for the discharge and transfer through Information Services Corporation, and any adjustments for prepaid taxes. Shaving a fraction off one line while the sale price drops is a net loss.

Judge the outcome, not the fee. Ask what the agent's listings sold for against their original asking price, how many were reduced, and how the list price was arrived at in the first place.
