If I need to be closed by December 31, what is the last week I can list my Saskatoon house?

Working backward from a December 31 close, most Saskatoon sales need roughly 30 to 60 days from listing to possession once financing, inspection and condition periods are counted, which puts a reasonable listing deadline in late October to early November for a typical financed buyer.

That window assumes a normal condition period for financing and inspection, usually 7 to 14 days after an accepted offer, followed by a lawyer's file at Information Services Corporation to register title and mortgage before possession. A cash buyer or one already pre-approved can close faster than that.

Winter listings in Saskatoon are not a disadvantage the way sellers sometimes assume. Serious buyers still shop through the colder months, and a year end close is a common target for people wanting a fresh start for the new tax year.
