I need to sell fast but the house has leased solar panels. Does that slow everything down?

Leased solar panels can slow a fast sale, because the buyer is inheriting a monthly lease obligation rather than a paid-for asset, and some lenders are reluctant to finance a home with an active lease payment attached, which can add days to a financing condition that would otherwise clear in a week.

SaskPower's net metering program only credits value to an owned system with documented production history. A leased system carries no ownership to transfer, just a contract, and a buyer's lawyer will want that lease reviewed through Information Services Corporation, alongside a home inspection typically $400 to $600, before removing financing conditions.

The fastest path is usually settling the lease before listing, either by buying it out or confirming in writing that the leasing company will let the buyer assume it. Waiting until an offer is in hand to sort this out is what actually causes delay.

A resolved lease removes the one condition a buyer's lender is most likely to flag. Get your hand-reviewed valuation from Joel Dyck.
