I am behind on my mortgage. Is it too late to do anything?

It is usually not too late, but acting early matters more than anything else. Contacting your lender the day you miss a payment, rather than after several, keeps real options open, since a Saskatchewan lender's enforcement path runs through the Court of King's Bench and most lenders would rather avoid it.

Options narrow the further behind a file falls. Early on, a lender may agree to add missed payments to the balance or adjust the amortization on your CMHC-insured or conventional mortgage; later, a formal arrangement becomes harder to negotiate and enforcement becomes the lender's fallback if no agreement is reached.
