The Saskatchewan REALTORS Association's public data can tell an AI tool what has sold citywide, but it cannot tell it what a specific address is actually worth once condition and unpermitted improvements are factored in, so treat any AI-generated valuation as a rough starting point, never a number to negotiate from.
A workable split looks like this: let AI narrow 40 listings to a handful worth touring, let it explain what a mortgage stress test or a condition period means before your first conversation with a professional, then let a person who has walked the home and reviewed the actual contract make the calls that carry real money on the line.
That division of labour saves time without handing over the decisions that matter most to a tool that has never seen the house. Get your hand-reviewed valuation from Joel Dyck.
