How much should I budget for closing costs in 2026?

Budget roughly 4 to 6 percent of the sale price for seller closing costs in Saskatoon in 2026, covering legal fees, mortgage discharge and any outstanding utility or property tax adjustments. The Saskatchewan REALTORS Association and most local lawyers use that same range when advising sellers.
