How much rental income can an ADU generate in Corman Park?

Corman Park is the rural municipality surrounding Saskatoon, not a Saskatoon neighbourhood, and it applies its own zoning, well and septic rules to a secondary suite, so income potential depends on that bylaw approval before it depends on the local rental market at all.

CMHC's mortgage qualification rules allow a portion of documented secondary suite rental income to count toward your own borrowing capacity, but CMHC caps total housing costs at roughly 39 percent of gross income regardless of how much a suite might bring in, which limits how far that income actually helps you qualify.

An acreage in Corman Park raises well capacity and septic field size as real limits on a second household's water and wastewater use, questions a city lot on municipal service never has to answer, and the RM's own approval process governs both before any tenant moves in.

Check Corman Park's own bylaws before pricing an ADU's income potential. Get your hand-reviewed valuation from Joel Dyck.
