How much over asking do homes actually sell for in 2026?

There is no single citywide over-asking figure worth quoting, since the Saskatchewan REALTORS Association reports the benchmark price at $444,700 and sales running 6.6 percent above the 10-year average, but sale-to-list results vary sharply by property, price band and how many other buyers are actively competing for it.

A well-priced house in a low-supply price band, with supply citywide sitting at 1.63 months, tends to draw multiple offers and can close above list, while an overpriced house in the same neighbourhood can sit and eventually sell below it.

Condition and presentation change the outcome as much as location does, since two similar houses on the same street can post very different results depending on whether one has a pre-listing home inspection, typically $400 to $600, already clearing up buyer concerns.

The honest answer is that your specific comparable sales tell you far more than any citywide average could. Get your hand-reviewed valuation from Joel Dyck.
