How much is a multi-family home worth in Rosewood right now?

Rosewood holds very little true multi-family stock. It is one of Saskatoon's newest neighbourhoods, developed largely after 2010, and most of what people call multi-family there is attached townhouse condominium built by a single builder. City wide the Saskatchewan REALTORS Association reports 1.63 months of supply, which shapes what any Rosewood seller can expect.

Because the homes went up recently and in groups, comparables in Rosewood are unusually reliable. Several units in a row were built by the same company to the same specification in the same year, so unlike a mature neighbourhood the honest range between similar units is narrow. What separates them is finishing package, garage configuration, lot orientation and whether the basement was developed by the builder or later by the owner.

New homes in the province are covered by Saskatchewan New Home Warranty, and coverage runs with the home rather than the first buyer, so remaining warranty on a structure still in its early years is a genuine value item that buyers routinely fail to ask about. Get the enrolment paperwork out before listing.

Where owners lose money in Rosewood is on unrecorded finishing. A developed basement, a rear deck, fencing, landscaping and a widened driveway are frequently done by the owner in the first years, cost tens of thousands, and appear nowhere in public records or an automated estimate.
