How much is a house in Warman, Saskatoon worth in 2026?

Warman is not part of Saskatoon. It is a separate city about twenty kilometres north on Highway 11, with its own council, taxes and school divisions, and its own sales figures inside the Saskatchewan REALTORS Association regional data. Saskatoon's benchmark price was $444,700 last month.

Warman has been one of the fastest growing communities in Saskatchewan for years, and Statistics Canada census counts have tracked that growth through successive cycles. The result is a housing stock that skews new. Much of what sells is a two storey or bi-level built since the mid 2000s, which is a very different product from the pre-war and post-war housing that makes up a large share of Saskatoon proper.

Buyers here are usually trading square footage and a newer build against a commute, and the commute is the thing to price honestly. Property taxes, utility rates and levies are set by Warman rather than by the City of Saskatoon, and they are not the same. Two households comparing an offer in Warman with one inside city limits should compare monthly carrying costs, not just the purchase price.

Because so much of the stock is newer, value differences come down to finishing, the garage, the lot and whether the basement was developed after possession.
