The name confusion matters because the two areas price nothing alike. Varsity View is 1920s to 1950s stock on tree-lined streets a short walk from campus and Royal University Hospital. The University Heights sector was built from the late 1980s onward and takes in Silverspring, Erindale, Arbor Creek and Willowgrove, where a two storey home with an attached double garage is the standard product.
College Park and Sutherland sit between them and get pulled into the same muddle. Sutherland was an independent town until 1956 and still reads that way along Central Avenue. So before anyone quotes you a figure, pin down the actual neighbourhood name the City of Saskatoon uses, because a valuation built on the wrong comparables is wrong before the first adjustment is made.
Once the neighbourhood is settled, the house itself decides the rest.
