Nutana is really three markets sharing one name. There are the large homes on and near Saskatchewan Crescent overlooking the South Saskatchewan River, the ordinary residential blocks running back toward Eighth Street, and the condominium buildings along the Broadway and Eighth Street commercial edges. Averaging those three together produces a figure that describes none of them and misleads whoever relies on it.
Land is the second variable. Where zoning allows an infill or a narrow lot build, a tired house on a wide lot can be worth more for what can replace it than for what stands there now, and the two valuations can be far apart. Confirm the current zoning with the City of Saskatoon before assuming which of those numbers applies to your address.
Remember also that your assessment notice is not a market value. The City assesses residential property using a percentage of value of 80 percent for taxation.
