Homes of this era were well built and are now at the point where the major systems have either been replaced or are due. A buyer prices that difference directly, because a furnace, shingles, windows and a panel upgrade represent a serious cheque.
Two other things carry real weight in a 1960s neighbourhood. Whether the basement development is current or dates to the 1980s, since dated finishing often reads as a cost to remove rather than as value added. And whether there is a functioning secondary suite, which needs to be confirmed permitted with the City of Saskatoon before anyone treats the rent as income.
