Two things change your real number beyond the minimum. First, a down payment under 20 percent means carrying mortgage default insurance through CMHC, Sagen or Canada Guaranty, with Saskatchewan's provincial sales tax on that premium payable in cash at closing rather than added to the mortgage. Second, if you are financing above $1,000,000, different insurance rules apply, so higher-priced Saskatoon purchases should confirm the current threshold with a lender before assuming the standard minimum applies.
First-time buyers can reduce the cash needed upfront using the Home Buyers' Plan, up to $60,000 from an RRSP, or a First Home Savings Account, up to $8,000 a year to a $40,000 lifetime limit, both of which count toward the down payment itself.
