The all-in cost of a Saskatoon home purchase in 2026 starts with the Saskatchewan REALTORS Association's benchmark price of $444,700, then adds a down payment of at least 5 percent up to $500,000, legal fees between $800 and $1,500, and a home inspection between $400 and $600 before you get to possession day.

If your down payment is under 20 percent, mortgage insurance through CMHC, Sagen or Canada Guaranty is mandatory, and Saskatchewan applies provincial sales tax to that insurance premium at closing, which adds to the cash you need on hand beyond the down payment itself.
